# Regula — Your home on Brač, looked after while you are away. > All year round we inspect and look after your house and get it ready for your arrival, and if you rent it out, we welcome your guests too. After every visit we send you a photo, and when something needs your attention, a detailed report. ## About Regula Regula is a local business from Postira on Brač. We look after houses, villas and apartments for owners who are away from the island most of the year — from regular visits to welcoming guests and getting the house ready for the season. We do not manage residential buildings or building funds. We look after individual houses, villas and apartments. - REGULA, uslužni obrt vl. Included: regular visits (windows, water, airing; usually two a month), a visit after storms, paying bills and preparing for your arrival (airing, switching on the water heater and the heating or cooling; cleaning is charged by the hour). Other work is charged by the hour. For rental properties, property care is charged in months without guests; in months with guests the price per stay applies. Who it is for: - Holiday home: You spend a few weeks a year on Brač. For the rest of the year someone needs to check that all is well. - Inherited family house: The house is in the family, but none of you live on the island any more. Old houses deteriorate fastest when they stay closed. - House under construction or renovation: You need someone to visit the site, check that work is progressing and send you photos. - Apartments off season: From October to May the apartments stand empty. Property care protects what you invested in summer. What worries owners most — and how we handle it: - What if something leaks and nobody notices for weeks? In an empty house a water leak often causes more damage than a break-in. On every visit we check valves, traps, the water heater and signs of damp, and the main valve stays closed if we agree so. - Did the house survive the bora? After a strong storm we visit the houses we look after and send photos of the roof, windows, terraces and garden. - Will damp creep in while nobody is there? We air the house, measure humidity and tell you when a dehumidifier or low heating is needed — before mould appears. - How do I know someone really went to the house? After every visit we send you a short message with a photo. When something needs your attention, you get a report with the date, checklist and photos. - Who will let the tradesman in? We meet the tradesman, stay while he works and send you photos before and after. - What about post and bills arriving at the house? We empty the mailbox, photograph important post and email it to you, so no deadline is missed. You may not know we can also… - Meet a delivery or technician: Furniture, air conditioning, internet — we meet them and stay until they finish. - Follow renovation work: Progress photos, and we tell you if the work stalls. - Read the meters: Water and electricity — we send you the readings so you can check the bills. - Report damage to your insurer: The photos and record your insurer asks for, straight after the event. - Hand the key to whoever you announce: Friends, family or guests — with your written confirmation. - Fix small things on the spot: A bulb, a switch, a loose shutter — during the visit, without calling out a tradesman. - Water the plants: Plants on the terrace and indoors between your visits. - Be your contact on the island: The municipality, utilities, neighbours — we speak Croatian on your behalf. **How much does holiday home care on Brač cost?** Regula's property care on Brač costs from €100 to €250 a month, depending on the type of property and its indoor floor area. The price includes regular visits (usually two a month), a visit after storms, paying bills and preparing for your arrival (airing, switching on the water heater and the heating or cooling; cleaning is charged by the hour). **Do you come after a storm?** Yes. After a bora, jugo or heavy rain Regula visits the houses it looks after and sends the owners photos as soon as the storm has passed. **Can I cancel?** Property care runs month to month with 30 days' notice. There is no long-term commitment. **What if you find a fault during a visit?** Urgent things (a leak, an open window) we deal with straight away. For repairs we send you an estimate and call a tradesman only after your approval; above €150 we always ask. ### Guest welcome and care on Brač URL: https://www.regula-management.hr/en/services/guest-management You can run bookings, prices and pre-arrival communication yourself or through an agency. If linen goes to a laundry, collection and delivery are included in the price. Cleaning is charged separately, by the hour. In months with guests, the price per stay is charged instead of monthly property care. Phone costs for guest communication are charged once per season. Without year-round property care, keeping your keys with us out of season is charged monthly. Prices — Preparing for the owner's arrival (per owner's arrival): - Apartment up to 80 m²: €40 per owner's arrival (price on 17 Oct 2026: €40) - Apartment over 80 m²: €70 per owner's arrival (price on 17 Oct 2026: €70) - House up to 150 m²: €80 per owner's arrival (price on 17 Oct 2026: €80) - House 151–200 m²: €120 per owner's arrival (price on 17 Oct 2026: €120) - House over 200 m²: €150 per owner's arrival (price on 17 Oct 2026: €150) For rental properties, when you come instead of guests. The price is lower than the price per guest stay. Cleaning is charged separately, by the hour. For owners with monthly property care, preparing for your arrival is included in the care and is not charged separately. Who it is for: - You handle bookings yourself: You run Booking.com or Airbnb from home, but you cannot be on the island for every changeover. - You work with an agency: The agency sells the dates, but someone on site has to welcome guests and prepare the property. - A villa with high expectations: Villa guests expect a person who welcomes them, shows them around and answers when they need something. - You are just starting to rent out: We help with preparing the property, photos and house rules before the first guests. What worries owners most — and how we handle it: - Who will meet guests arriving on the last ferry? We agree the arrival time and follow the ferry. For very late arrivals we leave the key in an agreed place and stay in touch with the guests. - What if something stops working mid-stay? Guests have our number. We come over, and if a tradesman is needed we organise one and tell you what happened. - Will everything be ready between check-out at 10 and check-in at 4? We plan changeovers in advance: cleaning, linen and the property check are done the same day. - Will I find out if guests damaged something? After departure we check the property and inventory and send you photos before you return the guests' deposit. - Do I have to give up a percentage of the whole season? No. You pay a price per stay from the public price list, and the rental income stays with you. You may not know we can also… - Register and deregister guests: By arrangement, guest registration with the authorities (eVisitor) within the legal deadline. - Collect payments on your behalf: Accommodation, tourist tax and deposit, with a statement we send you. - Photograph the property for listings: Tidy photos for Booking.com, Airbnb or your agency. - Arrange cooperation with agencies: Find agencies and discuss terms with them. - Prepare a welcome: Water, basic groceries or a bottle of local wine, and house instructions in the guests' language. The owner pays for the pack. - Restock consumables: Toilet paper, cleaning products, coffee capsules — and tell you when something needs buying. The owner pays for supplies. - Advise your guests: Beaches, restaurants, ferries and doctors — in Croatian, English or German. Example of one changeover: A one-week guest stay in an apartment up to 80 m²: €70 per stay, cleaning by the actual hours at €21 per hour, and laundry done on site within the cleaning time. When you come instead of guests, preparing for your arrival is €40, plus cleaning by the hour. No commission on your rental income. **Do you take a commission on rental income?** No. Regula charges guest welcome and care per stay, from €70 for an apartment up to 80 m², not as a percentage of your income. **Do I also pay monthly property care while guests are in the house?** No. In months with guests you pay the price for each stay instead of monthly property care. If you want us to keep coming then too, for example to water the plants, monthly property care continues. **Do I have to hand over my bookings?** No. Many owners run Booking.com and Airbnb themselves, and Regula takes care of everything on site on Brač — keys, guests, cleaning and linen. **What if a guest arrives late at night?** Late arrivals are agreed in advance. If a guest cannot get in or loses the key, in season Regula usually arrives within an hour in and around Postira, and within two hours elsewhere. **Do you register guests in eVisitor?** By arrangement. If you wish, Regula handles guest registration and deregistration in eVisitor within the legal deadline and collects the tourist tax. ### Cleaning of apartments, houses and villas on Brač URL: https://www.regula-management.hr/en/services/cleaning We clean between guest stays, before you arrive and after the season. Washing, drying and ironing linen on site is included in the hourly cleaning rate. With the price per guest stay, cleaning is charged separately at this hourly rate. Who it is for: - Guest changeovers in season: Cleaning, linen and an inventory check between two stays. - Before the season or after building work: A deep clean of a house that has been closed or where tradespeople have worked. - Before you arrive: You arrive to a clean house and made beds, not a first holiday day spent cleaning. - Offices and business premises: One-off or regular, weekly or monthly — whenever suits you best. What worries owners most — and how we handle it: - Will it be as clean as if I had done it myself? We work from a checklist for every room and send photos of the result on request. - What about bed linen and towels? Washing, drying and ironing on site are part of the hourly cleaning rate; if linen goes to a laundry, collection and delivery are included in the price per stay for rental properties. - Will anyone notice if something is missing or broken? While cleaning we report damage and what needs restocking, with a photo. - Can it be done at the last minute? Yes — with less than 48 hours' notice we clean at the urgent rate from the price list. You may not know we can also… - Post-construction cleaning: Plaster dust, paint on floors, leftover silicone. €30 per hour per cleaner. - Windows and glass railings: Salt and wind quickly cloud glass facing the sea. - Terraces and outdoor furniture: Washing terraces, loungers, cushions and the barbecue before the season. - Linen inventory: Checking, folding and a list of what to replace before the season. How it is charged: Standard cleaning €21 per hour per cleaner. If you need us at less than 48 hours' notice, the rate is €30. When linen goes to a laundry, you pay the laundry's price; for properties with a price per stay, collection and delivery are included in that price. **How much does changeover cleaning cost on Brač?** Regula cleans by the hour — €21 per cleaner as standard, and €30 for urgent jobs booked less than 48 hours ahead. If linen goes to a laundry, you pay the laundry's price; for properties with a price per stay, collection and delivery are included in that price. **Can you clean between 11 am and 2 pm?** Yes, changeovers in that window are part of our season schedule. July and August fill up early, so we book them in advance. ### Pool and garden maintenance on Brač URL: https://www.regula-management.hr/en/services/pools-and-gardens We maintain your pool on an agreed schedule — between guests in season, and while the house waits for you out of season. Gardens are charged by the hour. For houses and villas with a pool and garden, rented out or for your own use. The same price for every pool, whatever its size and system. Chemicals and cleaning equipment are provided by the owner. Prices — Gardening (per hour per gardener): - Mowing, garden upkeep, planting: €25 per hour per gardener (price on 10 Sept 2026: €25) The price is per hour, for each gardener. Who it is for: - A pool used by guests: In summer the pool is used daily, and the water must be clear and safe for every new group of guests. - A garden that grows wild while you are away: From spring to autumn grass and shrubs grow faster than you can visit. - Olive trees and orchard: The trees need pruning at the right time, even when you are not on the island. What worries owners most — and how we handle it: - Will the pool turn green while nobody is there? Not if it is maintained regularly: we test and treat the water and clean the filter. With less frequent visits the water can turn a little cloudy, so we agree how often we come based on the season and how the pool is used. - Who will open the pool for the season and close it in autumn? Spring opening and autumn closing with the winter cover are booked as separate visits. - What if guests report that the pump has stopped? We come to check, and if a technician is needed we organise one and send you an estimate. - Will the garden survive the summer? We check the irrigation and timers and water the plants when there is no system or it fails. You may not know we can also… - Clear the grounds before summer: Dry grass and branches by the house are a risk in the fire season — we clear them in time. - Look after palm trees: Removing dry fronds and cleaning the crown. - Prune olive trees and remove the cuttings: At the right time, with green waste removed. - Set up the irrigation: Checking drippers, hoses and timers at the start of the season. - Winter pool cover: Fitting it, checking it after the bora and removing it in spring. How it is charged: Pool maintenance is charged per visit, €60 for a pool of any size and system. Gardening is charged by the hour, €25 per gardener. **How much does pool maintenance cost on Brač?** Regula charges pool maintenance on Brač per visit — €60, whatever the size of the pool and its system. Pool chemicals and cleaning equipment are provided by the owner. **How often do you come?** Usually once a week in season, depending on guests and weather. Less often out of season, with a winter cover. **Do you also look after the garden?** Yes — mowing, pruning, weeding and olive pruning are charged by the hour, €25 per gardener. ## How we work An owner who is not on the island cannot check our work with their own eyes. So we show everything we do — the checklist, the photos and a clear procedure for when something goes wrong. 1. **A call and a first visit** — Get in touch by form, email or WhatsApp. We arrange a visit to the property; if you are not on Brač, we send you photos of its condition. 2. **Services and price** — Together we choose the services you need. The price comes from our published price list and depends on the type of property and its indoor floor area. 3. **Keys and protocol** — We take the keys against a signed handover, agree who we call in an emergency and up to what amount we may act without your approval. 4. **We get in touch after every visit** — After every visit a short message with a photo to say all is well, by WhatsApp or email. When something needs your attention, we send a detailed report with photos. ### What we check on a visit - Inside: Signs of damp, mould and leaks on walls and ceilings; Windows, shutters and doors — closed and undamaged; Fridge, freezer and other appliances; Airing the rooms; Signs of pests - Installations: Main water valve and meter; Fuses and electricity meter; Water heater, air conditioning and heating; Drains and traps; Alarm and cameras if installed - Outside: Roof, gutters and terraces; Fence, gate and lighting; Garden and trees; Pool and pool cover; Mailbox - After a storm: Extra visit after bora, jugo or heavy rain; Water ingress and roof damage; Broken branches and fallen roof tiles; Power cuts and restarting appliances ### How we keep your keys - We take the keys against a signed handover form — you know exactly which keys we hold. - The key tag carries a code, never the address or the owner's name. - Keys are locked away at our premises in Postira, and we log every time they leave. - We hand a key to a third party (tradesman, guest, friend) only with your written approval by message or email. ### What if something happens - **Bora, jugo or heavy rain** — After a storm we visit the houses we look after, check the roof, windows, terraces and any water ingress, and send you photos. (Response: As soon as the storm has passed) - **Burst pipe or leak** — We shut off the water, remove what water we can, photograph the damage for your insurer and get in touch. We call a plumber straight away. (Response: Same day; in Postira, Splitska, Škrip and Supetar usually within 3 hours) - **Power cut** — We check the fuses and appliances, especially the fridge, freezer and pumps, and switch them back on when the power returns. (Response: Same day) - **Break-in or damage** — We do not enter until the police arrive. We report it, photograph the condition, secure the door or window and get in touch. (Response: As soon as we know) - **A guest cannot get in or has lost the key** — We come with the spare key or open with a locksmith, and leave the guest a number to call. (Response: In season within 1 hour in and around Postira, up to 2 hours elsewhere) - **Water heater or air conditioning fails during a stay** — We come to check, and if we cannot fix it ourselves we bring a tradesman we work with and tell you the estimated cost. (Response: Usually the same day, sometimes the next, depending on the tradesman) ### Who approves costs Emergency actions up to €150 (shutting off water, securing a door, an urgent tradesman) we carry out immediately and let you know. Anything above that only after your approval. We pass tradesmen's invoices on to you without a mark-up and charge nothing for arranging the work. ### Terms - **No long-term commitment** — Property care runs month to month with 30 days' notice. Guest welcome and care is agreed per season. - **Written contract and handover** — The scope, emergency contact and cost limit are written into the contract. Keys are handed over against a signed form. - **Payment** — Property care is paid monthly; other services by invoice after the work is done. For a later cancellation we charge €60. From October to April cancelling is free. - **Written complaints** — You can send a complaint about our service in writing, by email to djani@regula-management.hr or by post to REGULA, Strančica 18, 21410 Postira, Croatia. The price depends on the type of property and its indoor floor area. It includes regular visits, a visit after storms, paying bills and preparing for your arrival (airing, switching on the water heater and the heating or cooling; cleaning is charged by the hour). **How often do you visit the house?** Usually twice a month, depending on what the property needs. In addition, we come after every major storm (bora, jugo, heavy rain). The number of visits does not change the monthly price. **How do I know you were actually at the house?** After every visit Regula sends you a short message with a photo, by WhatsApp or email. When something needs your attention, we send a report with the date, checklist and photos. You can see a sample report on the How we work page. **Who has the keys to my house?** We take over the keys with a signed handover record and keep them locked in Postira, labelled with a code and no address. We only give them to third parties with your written approval. Key holding is included with year-round property care. If we only look after the season and you want your keys to stay on the island out of season, for an easier start in spring, it is €15 a month. **Who comes into my house?** As a rule, Đani himself. He brings in outside tradespeople only for faults and work he cannot handle himself, with your approval. You always know who was in the house and when. ### Rentals and guests **Do you take a commission on rental income?** No. Regula charges per stay for guest check-in and check-out, from €70, not a percentage of your income. **Do I have to hand over my Booking.com and Airbnb bookings?** No. You can keep managing bookings and prices yourself or through an agency. Regula takes care of everything on site — keys, welcoming guests, cleaning and linen. **How much does cleaning between guests cost?** Cleaning is charged by the hour, €21 per cleaner, and washing and ironing linen on site is included in the hourly rate. With less than 48 hours' notice the rate is €30. **Do you register guests in eVisitor?** By arrangement. If you wish, Regula handles guest registration and deregistration in eVisitor within the legal deadline and collects the tourist tax. ### Emergencies and repairs **What if a pipe bursts while I am away?** Regula shuts off the water, removes as much water as possible, photographs the damage for your insurer and contacts you. We call a plumber straight away; we are there the same day, and in Postira, Splitska, Škrip and Supetar usually within 3 hours. **Who approves repair costs?** You do. We handle emergencies up to €150 straight away and let you know; anything above that only after your approval. **Do you add a margin to tradespeople's invoices?** No. Regula passes on tradespeople's and material invoices to the owner without a margin and charges nothing for arranging the work. **Do you have your own tradespeople?** Đani fixes minor faults himself. For anything else we work with local plumbers, electricians and air-conditioning and pool technicians on Brač. We organise them and supervise their work while you are away. ### Contract, prices and payment **Do you charge for travel?** Not to Postira, Dol, Splitska, Škrip and Supetar. For other places the travel surcharge per visit ranges from €20 (e.g. Pučišća, Sutivan) to €30 (e.g. Bol, Povlja). Outside these five places we take on work depending on its scope. The list of places by zone is on the Area page. **Do I have to sign a one-year contract?** No. Property care is agreed monthly with 30 days' notice, and guest welcome and care for the season. **Can I get a cleaning appointment in August?** Yes, but July and August fill up fast. Owners with year-round property care get priority, so we agree season changeovers as early as possible, ideally by spring. **Can I cancel an agreed appointment?** Yes. From May to September, while we prepare for the season and during it, you can cancel free of charge up to 48 hours before; for a later cancellation we charge €60. From October to April cancelling is free. **How do I pay?** Property care is paid monthly, other services by invoice after the work is done. You receive the invoice by email and pay by bank transfer. **What does the price on 10 September 2026 in the price list mean?** It is the additional (anchor) price required by Croatian price-display rules (NN 101/2026). It stays the same when the price changes, so you can always see whether and by how much a price has gone up. **Do prices include VAT?** Regula is not registered for VAT, so no VAT is charged. The price in the price list is the amount you pay. ### Area and languages **Where on Brač do you work?** Regula works all over Brač. We are based in Postira and work most often in Postira, Supetar, Splitska, Sutivan, Pučišća, Bol, Milna and Povlja. **Which languages do you speak?** Croatian, English and German — and we send reports in the language you choose. **Do you manage residential buildings?** No. Regula does not manage residential buildings or building funds. We look after individual houses, villas and apartments. ## Prices The dated column shows the additional (anchor) price. It is the price on 10 September 2026 or, for services introduced later, the first published price with its date. It stays the same when a price changes, so you can see whether and by how much a price has risen. - CSV: https://www.regula-management.hr/cjenik.csv - XML: https://www.regula-management.hr/cjenik.xml
